What is EMI?

An Equated Monthly Instalment (EMI) is the fixed amount you pay your lender every month until the loan is repaid. Each EMI covers that month's interest plus a slice of the principal. In the early years most of the EMI goes to interest, and later most of it goes to principal. This is the reducing-balance method that every Indian bank uses, and it's what this EMI calculator follows.

EMI formula

EMI = P × r × (1 + r)n ÷ [(1 + r)n − 1]

Where P = principal, r = monthly interest rate (annual rate ÷ 12 ÷ 100), n = tenure in months. For a ₹30 lakh home loan at 9% over 20 years, the EMI comes to about ₹26,992.

Typical loan rates in India

These are rough ranges. Rates move with the RBI repo rate and your credit score, so check the current rate with your lender.

Loan typeRate range (p.a.)
Home Loan7.25% – 9.50%
Car Loan8.50% – 12.00%
Personal Loan10.50% – 24.00%
Education Loan9.00% – 13.50%

How to pay less interest

  • Put down a bigger down payment so you borrow less.
  • Pick the shortest tenure your monthly budget can handle. Every extra year adds a lot of interest.
  • Prepay part of the loan when you can. Lenders can't charge a prepayment penalty on a floating-rate loan you take as an individual for non-business use.
  • Shop around. Even 0.5% (50 basis points) less saves ₹2–5 lakh on a ₹50 lakh, 20-year home loan.

How much EMI is safe?

Most banks cap your total EMIs at 40–50% of your net monthly salary. Keep yours under 35% and you'll still have room for savings and emergencies.

नेहमी विचारले जाणारे प्रश्न

EMI loans charge interest only on the principal still outstanding, which shrinks every month (the reducing-balance method). Simple interest is charged on the original principal for the whole term. So an EMI loan costs less in total interest than a flat-rate loan of the same amount and tenure.

Yes, but you pay far more interest overall. Take a ₹30 lakh home loan at 9%. Over 10 years the EMI is about ₹38,000 and the total interest ₹15.6 lakh. Over 20 years the EMI drops to about ₹27,000, but the total interest is ₹34.8 lakh, more than double.

Yes. The formula is the same for every reducing-balance loan. Enter the loan amount, the interest rate (car loans usually 8.5–12%, personal loans 10.5–24%) and the tenure.

Below 35–40% of your take-home pay, according to most financial planners. Banks will usually lend until your FOIR (Fixed Obligation to Income Ratio) reaches 50%. Staying under 35% leaves room for savings, investments and emergencies.

There are three ways. Prepay part of the loan, which cuts the outstanding principal. Move the loan to a lender with a lower rate (a balance transfer). Or ask your lender to stretch the tenure, which lowers the EMI but raises the total interest.

Only on a fixed-rate loan. Most home loans in India are floating-rate, and their rate moves with the RBI repo rate. When rates go up, your EMI rises or your tenure gets longer. When rates fall, you gain.
