Stamp duty and registration charges in India

When you buy a flat, house or plot, the sale deed has to be stamped and registered with the sub-registrar. Stamp duty is a state tax on the deed; the registration fee is what the state charges to record it. Together they usually add 5% to 11% to the price, and banks don't include them in a home loan, so you need the cash. This stamp duty calculator works out both for each state, as of October 2026.

How it is worked out

Value = higher of (agreement price, government value)
Stamp duty = value × state rate (for the area and buyer)
+ cess / surcharge / metro cess, where the state levies them
+ registration fee (usually 1%, sometimes capped)

The government value goes by different names: ready reckoner rate in Maharashtra, circle rate in Delhi and UP, guidance value in Karnataka, guideline value in Tamil Nadu, jantri in Gujarat, DLC rate in Rajasthan. If your price is below it, you pay duty on the government value.

Each state's figures in the calculator carry the source and the date we checked them. For the states marked approximate (Madhya Pradesh, most north-eastern states and the smaller UTs), we couldn't confirm the current rate from an official source, so confirm it with the sub-registrar or the state's online fee calculator.

Example: a ₹75 lakh flat

A man buying a ₹75 lakh flat in Mumbai pays 5% stamp duty (₹3,75,000), 1% metro cess (₹75,000) and a registration fee of ₹30,000 because of the cap: ₹4,80,000 in all, or 6.4% of the price. If his wife buys it alone, the duty falls to 4% and the total to ₹4,05,000. The same flat in Bengaluru would cost ₹5,70,000 including the new 2% registration fee, and in Delhi ₹5,25,100.

Ways to pay less, legally

  • Buy in a woman's name where there's a concession: Delhi, UP (up to ₹1 crore), Haryana, Punjab, Rajasthan, Maharashtra (women only, not joint with a man), and Gujarat for the registration fee. Ownership, not just the name, should be genuine.
  • Check the property type. Tamil Nadu charges 4% to 5% on new flats sold with the land share in one deed; Karnataka has reported lower rates on the first sale of cheaper apartments.
  • Don't under-declare the price. Duty is charged on the government value anyway, and a price below it can bring income tax questions for both buyer and seller.

Stamp duty and registration paid on a house you live in count towards the ₹1.5 lakh section 80C limit in the year you pay them, but only in the old tax regime.

On whichever is higher. If you buy below the circle rate (ready reckoner, guidance or guideline value), stamp duty and usually the registration fee are worked out on the government value.

6% for a man: 5% stamp duty plus 1% metro cess, and 5% for a woman buying alone. The registration fee is 1%, capped at ₹30,000. Pune, Thane, Navi Mumbai and Nagpur add a further 1% local body tax, making 7%.

In several states, yes. Delhi charges women 4% against 6% for men, Haryana and Punjab 2% less, UP 1% less on property up to ₹1 crore, Rajasthan 1% less, and Maharashtra 1% less when only women buy. Gujarat waives the registration fee for a woman buyer. Karnataka, Kerala, Tamil Nadu (except a small registration cut), Telangana and West Bengal have no general concession.

No. Banks lend against the property's value and don't finance stamp duty and registration, so keep 6% to 11% of the price ready in cash. You can, however, claim them under section 80C in the old tax regime, within the ₹1.5 lakh limit, in the year you pay them.

2% of the value, since 31 August 2025. It was 1% before. Stamp duty stays at 5% plus a 10% cess and a 2% (urban) or 3% (rural) surcharge on the duty.
