Carpet area, built-up area and super built-up area

When you buy a flat in India, three different areas can appear in the brochure, the price sheet and the agreement. Only one of them is the floor you can actually use. This carpet area converter works out all three from whichever one you have, so you can compare flats fairly and see what you really pay per square foot of usable space.

Carpet area under RERA

The Real Estate (Regulation and Development) Act, 2016 defines carpet area in section 2(k) as the net usable floor area of an apartment. It excludes the area under the external walls, service shafts, the exclusive balcony or verandah and the exclusive open terrace, but it includes the area under the internal partition walls. Builders of RERA-registered projects must declare the carpet area of each flat, and several state RERA authorities, such as Haryana's and Uttar Pradesh's, require flats to be sold on carpet area. Balconies and terraces are listed separately.

Built-up and super built-up area

Built-up area is the carpet area plus the area of the walls (and some builders add balconies here). Super built-up area adds your share of the common areas: lobby, staircase, lift shafts, corridors and often the clubhouse. That share is called loading. Neither term is defined in RERA, so each builder can work them out differently.

Built-up = carpet × (1 + wall %)
Super built-up = built-up × (1 + loading %)
Carpet = super built-up ÷ (1 + loading %) ÷ (1 + wall %)

Worked example

A 2 BHK is advertised at 1,200 sq ft super built-up for ₹80 lakh. With 25% loading and 12% for walls:

  • Built-up area: 1,200 ÷ 1.25 = 960 sq ft
  • Carpet area: 960 ÷ 1.12 = 857 sq ft
  • Price per sq ft on super built-up: ₹80,00,000 ÷ 1,200 = ₹6,667
  • Price per sq ft on carpet: ₹80,00,000 ÷ 857 = ₹9,333

So the overall loading on carpet is 40%. A flat quoted at a lower rate per sq ft can turn out costlier once you compare carpet areas.

Typical figures

ItemUsual rangeWhat it covers
Wall area10–15% of carpetExternal walls; more if balconies are counted
Loading25–30% of built-upLobby, stairs, lifts, corridors
High-rise with amenities35% or moreClubhouse, pool, gym added to common area

These are rules of thumb, not fixed numbers. The real figures differ from project to project, so ask the builder for the carpet area in writing and check it against the plan on your state's RERA website.

Units

1 sq m = 10.764 sq ft and 1 sq yd = 9 sq ft. Plots in many states are sold in square yards (gaj), while flats are usually priced in sq ft. The table in the calculator shows each area in all three units.

اکثر پوچھے جانے والے سوالات

It is the net usable floor area of the flat, including internal partition walls but excluding external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces. This is the definition in section 2(k) of the RERA Act, 2016.

Divide by (1 + loading) and then by (1 + wall share). With 25% loading and 12% walls, 1,200 sq ft super built-up is 1,200 ÷ 1.25 ÷ 1.12 = about 857 sq ft carpet area.

About 25 to 30% on built-up area for most apartments, and 35% or more in towers with a clubhouse and other amenities. It varies by project, so ask the builder.

No. Under RERA, the exclusive balcony, verandah and open terrace are left out of carpet area and declared separately. Builders often add them to built-up or super built-up area.

About 690 to 730 sq ft if 1,000 sq ft is the super built-up area with 25 to 30% loading and 10 to 12% for walls. If 1,000 sq ft is already the RERA carpet area, that is the usable floor.
