How to Use
- Enter your name as the tenant, then the landlord's name. If your rent for the financial year is more than ā¹1,00,000, add the landlord's PAN too.
- Type the address of the rented home and the monthly rent. Pick the from and to months, and choose one receipt per month or per quarter.
- Choose how you paid (cash, UPI, bank transfer or cheque), add a reference number if you have one, and set the day each receipt is dated. You can change any single date in the list of receipts below the tool.
- If you like, add a photo of the landlord's signature and choose 2 or 3 receipts per A4 page. The preview changes as you type. Cash receipts above ā¹5,000 get a box for a ā¹1 revenue stamp.
- Tap Download PDF or Print and cut along the dashed lines. Get each receipt signed by the landlord (across the stamp for cash), then hand them to your employer with your HRA declaration.
Why you need rent receipts
If your salary includes a house rent allowance (HRA) and you live in a rented home, part of that HRA can be tax-free under the old tax regime. Your employer will allow the exemption in your TDS only if you prove the rent you pay. The usual proof is a set of signed rent receipts plus the rent agreement, and this rent receipt generator makes the receipts for you. From 1 April 2026 you declare HRA to your employer in Form 124, which replaced Form 12BB under the Income-tax Act, 2025. The new tax regime has no HRA exemption, so receipts matter only if you're on the old regime.
What a rent receipt should show
- Tenant's name and landlord's name
- Address of the rented property
- Rent amount in figures and in words, and the period it covers (month or quarter)
- How it was paid (cash, UPI, bank transfer or cheque), with a reference if possible
- Date of the receipt and a receipt number
- Landlord's PAN, when the yearly rent is above ā¹1,00,000
- Landlord's signature, and a ā¹1 revenue stamp on cash receipts above ā¹5,000
The two rules people get wrong
| Rule | When it applies | Source |
|---|---|---|
| Landlord's PAN | Rent paid in the financial year is more than ā¹1,00,000 (about ā¹8,334 a month or more for a full year) | CBDT Circular No. 8/2013 (10 October 2013); the same ā¹1 lakh limit is carried into Form 124 from 1 April 2026 |
| ā¹1 revenue stamp | A receipt for more than ā¹5,000 | Indian Stamp Act, 1899, Schedule I, Article 53 (limit raised to ā¹5,000 by the Finance (No. 2) Act, 2004) |
If the landlord has no PAN, the 2013 circular lets you give your employer a declaration from the landlord saying so, with their name and address. Form 124 also asks for your relationship with the landlord, so rent paid to a parent has to be declared as such. That rent is allowed only if the arrangement is real: you actually pay, preferably by bank transfer, and your parent shows it as income.
The Stamp Act charges ā¹1 on any receipt for more than ā¹5,000, however the rent was paid. In practice, employers insist on the stamp for cash rent, because UPI, bank transfers and cheques leave their own trail. This tool adds the stamp box to cash receipts above ā¹5,000, and you can tick an option to add it to the others too. Stick the stamp in the box and have the landlord sign across it.
Worked example
Rahul rents a flat in Indore for ā¹12,000 a month and pays in cash from April 2026 to March 2027. His basic salary is ā¹40,000 a month and his HRA is ā¹16,000 a month.
- Yearly rent: ā¹12,000 Ć 12 = ā¹1,44,000. That's more than ā¹1,00,000, so his employer needs the landlord's PAN.
- Receipts: 12 monthly receipts of ā¹12,000, or 4 quarterly receipts of ā¹36,000 (April to June, July to September, October to December, January to March).
- Stamps: every receipt is in cash and above ā¹5,000, so each needs a ā¹1 revenue stamp. That's 12 stamps for monthly receipts, or 4 for quarterly.
His HRA exemption is the lowest of three amounts for the year. Indore isn't one of the eight 50% cities, so the limit is 40% of salary:
Rent ā 10% of salary = ā¹1,44,000 ā ā¹48,000 = ā¹96,000
40% of salary = 40% Ć ā¹4,80,000 = ā¹1,92,000
Exempt HRA = ā¹96,000; taxable HRA = ā¹1,92,000 ā ā¹96,000 = ā¹96,000
Work out your own figures with the HRA exemption calculator.
Tips
- Pay by bank transfer or UPI where you can. The statement backs up your receipts if the claim is ever questioned.
- Quarterly receipts mean fewer signatures and stamps. The amount is the same.
- Keep the rent agreement handy. Many employers ask for it along with the receipts.
- Don't create receipts for rent you didn't pay. A false HRA claim can lead to tax, interest and a penalty when your return is checked.
- What you type stays in your browser. Nothing is uploaded or saved.
