Uttar Pradesh: 1 pucca bigha = 20 biswa = 27,225 sq ft is the commonly used value. Many districts, especially in western UP, use a smaller kachha bigha; check your khatauni or ask the lekhpal.
For sale deeds, loans and court matters, the area in the official land record (khatauni, jamabandi, 7/12, patta) is what counts.

Why land units in India are confusing

Most of India now registers land in metric units such as hectares and square metres, or in acres. Buyers, sellers and farmers still talk in older local units: gaj in Delhi and UP, guntha in Maharashtra and Karnataka, cent in Kerala and Tamil Nadu, ground in Chennai, ankanam in Andhra Pradesh and Telangana, kanal and marla in Punjab and Haryana, and bigha, biswa and katha across the north and east. Some of these have one fixed size. The bigha family does not. Its size depends on the state and sometimes the district, because it came from the length of the local surveyor's chain.

Units with a fixed size

UnitSquare feetOther equivalents
Square yard (gaj)90.836 sq m

Hectare1,07,639.110,000 sq m, 2.471 acres
Cent / decimal435.61/100 acre, 40.47 sq m
Guntha1,08933 ft ร— 33 ft, 1/40 acre, 121 sq yd
Ground (Tamil Nadu)2,400222.97 sq m, about 5.5 cents
Ankanam (Andhra / Telangana)728 sq yd
Kanal5,44520 marla; 8 kanal = 1 acre
Marla272.259 sarsai of 30.25 sq ft

The kanal and marla values are the post-settlement revenue units listed by Haryana's land records department (a karam of 66 inches). Some urban colonies in Punjab and Haryana sell plots by a smaller "marla" of about 225 sq ft, so check which one a seller means. In a few districts of Andhra Pradesh an ankanam of 36 sq ft is also used.

Bigha, biswa and katha by state

"Official" means the value appears in a state government source. "Commonly used" means there is no single statewide figure and the value is the one most people use. Your district may differ.

Madhya Pradesh, Himachal Pradesh, Uttarakhand and Jharkhand have no single bigha that we could confirm from a government source. Sources for Madhya Pradesh disagree by as much as 50%, and Himachal's land record manual uses a different factor for each revenue village. For these states, choose Other state and enter the size your patwari or land record gives.

How the conversion works

area in target unit = area ร— (sq ft in 1 source unit) รท (sq ft in 1 target unit)

Example: a farmer in Jodhpur has 6 kachha bigha. 6 ร— 17,424 = 1,04,544 sq ft. Divided by 43,560 that is 2.4 acres, or about 0.971 hectare. The same 6 bigha in a pucca-bigha area would be 1,63,350 sq ft, or 3.75 acres. That gap is why the state and type of bigha matter.

Tips before you buy or sell

  • Ask for the area as it appears in the land record (khatauni, jamabandi, 7/12 extract, patta or RoR), not just in bigha.
  • Registration and stamp duty are worked out on the area in the sale deed, which is usually in square metres or hectares.
  • For a plot, "gaj" almost always means a square yard (9 sq ft). A 100 gaj plot is 900 sq ft, or 83.6 sq m.

Frequently Asked Questions

It depends on the state. 1 bigha is 14,400 sq ft in West Bengal and Assam, 27,225 sq ft for the pucca bigha in Rajasthan and Uttar Pradesh, 17,424 sq ft for the kachha bigha in Rajasthan and the Gujarat vigha, and 9,075 sq ft for the old revenue bigha in Haryana. Some districts use their own figure, so check your land record.

1 gaj is one square yard, which is 9 square feet or 0.836 square metres. A 200 gaj plot is 1,800 sq ft.

A cent is one hundredth of an acre: 435.6 sq ft or about 40.47 sq m. It is used in Kerala, Tamil Nadu, Karnataka and Andhra Pradesh. In West Bengal, Bihar and Odisha the same unit is called a decimal.

8 kanal make 1 acre in Punjab and Haryana revenue records. 1 kanal = 20 marla = 5,445 sq ft, and 1 marla = 272.25 sq ft.
